Primarily located near Velana International Airport, these highly anticipated properties will introduce diverse and innovative experiences for discerning travelers, setting the standards even higher than the previous years.
Mandarin Oriental Bolidhuffaru Reef will make its debut in South Malé Atoll by Q4 2025, while Ananea Madivaru Maldives will welcome its first guests in February in North Ari Atoll. In North Malé Atoll, Centara Grand Lagoon Maldives is slated to open its doors on February 1, followed by Corinthia Maldives, planned for Q4 2025.
Other exciting launches include Nammos Maldives Nedafushi, in South Male, and Al Mahra Maldives, set in Laamu Atoll, both with timelines yet to be confirmed. The year will conclude with the arrival of HERE in Baa Atoll, anticipated for Q4 2025.

Ananea Madivaru Maldives, will open its doors in February 2025 in North Ari Atoll. Blending modern sophistication with local Maldivian architectural influences, the new luxury resort spans two private islands, connected by an overwater jetty, and is surrounded by a vibrant coral reef—perfect for snorkeling and diving. With 110 villas, it offers a wide range of accommodations, including Beach Pool Villas and Water Pool Villas, all with private pools.
Among its standout features is an overwater spa, several dining options that highlight both local and international cuisines. Ananea Madivaru Maldives also caters to families and couples, offering luxurious facilities such as a cinema, boutique, library, wellness and a Kids Club.

Location : Laamu Atoll
Al Mahra Maldives, situated in Laamu Atoll, is under development with the opening date yet to be confirmed. The $218 million project will feature 150 luxurious villas, including 100 water villas with private pools (some with water slides), 40 beach villas, and 10 exclusive VIP units. Al Mahra Maldives promises an elite escape with fine dining across three restaurants, a full-service spa, a gym, and an expansive water sports center. The resort will use eco-friendly practices like solar power and innovative desalination to minimize its environmental impact.

Centara Grand Lagoon Maldives. Opening February 01, 2025
Location : North Male Atoll
Centara Grand Lagoon Maldives, in North Male Atoll, is scheduled for a grand opening on February, 01st. The forthcoming luxury resort will be Centara’s third property in the Maldives.
The resort will feature 142 villas and residences, all offering private pools or Jacuzzis, ranging from overwater villas to spacious multi-bedroom residences with kitchenettes.
Amenities include five dining venues such as The Gallery with live cooking stations and the Mediterranean-inspired Bluefin beach club. HERE Maldives, located in Baa Atoll, is targeting a Q4 2025 launch.
This new private island resort comprises two natural islands beautifully named Somewhere and Nowhere.
Somewhere will feature seven 3 and 4-bedroom villas with incredible living rooms. Each villa will have en-suite bedrooms, both over water and on the beach.
Nowhere, is destined to be an exclusive private island designed for wellness and seclusion. It boasts eight bedrooms divided between a five-bedroom presidential-style villa and a three-bedroom overwater villa, providing opulent living at its finest. Mandarin Oriental Bolidhuffaru Reef. Opening Q4 2025
Location : South Male Atoll
Mandarin Oriental Maldives will open in Q4 2025, on Bolidhuffaru Reef, in the north west part of South Male Atoll.
The resort will feature 120 villas : 56 overwater and 64 beachfront, with 10 branded as Mandarin Oriental Residences. Each villa, ranging from 200-1,000m², offers private pools and stunning ocean views, ensuring exclusivity and seclusion. Guests wil enjoy six dining outlets, including three specialty restaurants and a sunset bar. Creative event spaces will cater to meetings, social gatherings, and weddings.
Wellness facilities will be nestled in the gardens and include 12 treatment suites, vitality pools, saunas, steam rooms, and a beauty salon. Leisure activities include a watersports and dive center, tennis courts, a kids and teens club, a swimming pool, and numerous private coves and beaches to explore.
